Landlords/Letting Agents

New Tenants

The following procedure must be followed before any new tenant moves into Sandown Court.

All new tenants must register at the management office in Block 2 so we can complete our administrative procedures. Your tenants should be accompanied by you or your managing agent, who should also inform them of “Everyday Information for Residents” on the website.

During registration, tenants will need to pay the following prior to receiving electronic entry fobs and moving in:

£50 deposit for each main entrance/exit green fob
£200 deposit for heating and hot water
Any other deposits required for keys/fobs for other entry/exit points

They will also be asked to provide their contact details, as well as brief details of everyone who will be living in the apartment.

The above procedures are to ensure the financial security of all our leaseholders and residents, building safety and compliance with fire safety regulations.

Tenants Leaving Sandown Court  

Before ending their tenancy and vacating Sandown Court, please ensure that your tenants notify the management company of their proposed leaving date.

Please let SCMC have at least 7 days’ notice of their departure.  This will enable us to:

  • calculate their final accounts for heating and hot water, parking, etc.
  • repay any deposits due back to them when they return their fobs and keys to the office.

When emailing, please include:

  • Their name and apartment number
  • Their telephone number
  • Their proposed leaving date

All fobs and keys must be returned to the management office, and their accounts (for heating and hot water, and parking if applicable) must be settled before they leave, so that any deposits due back to them can be repaid. 

On no account should your tenants transfer keys, fobs or deposits to any future tenant.

Electrical Safety Checks

Landlords are reminded of the requirement to carry out regular electrical safety checks on all tenanted apartments.

In brief, the regulations state that all electrical installations in private rented property must be inspected and tested by a qualified and competent person, at least every five years.

The person conducting the inspection must then provide the landlord with a report giving the results and setting a date for the next inspection and test.

The landlord must then supply a copy of the report to the tenant within 28 days of the inspection and test.

All new tenants must be given a copy of the latest report before occupying the premises.

The above steps are essential to comply with the law, to safeguard our buildings and, most importantly, to ensure the safety of all our residents.

Service Charge Rates and Garage/Parking Rents for 2026

Dear Leaseholders/Shareholders,

To cover the increases in costs through inflation and the rise in the National Living Wage, from 1st January 2026 service charges and garage/parking rents will increase by 5% and the following rates will apply:

If you deal with your account by standing order, please ensure you amend your payment mandate as soon as possible to reflect the new rates from 1st January 2026.

Please also note that, from 1st January 2025, we will no longer be accepting cash payments in the office.
