Heating / Hot Water via the Biomass Boiler

SCMC are responsible for the heating/hot water supply at Sandown Court. For terms and conditions:

Please ensure the heat exchanger is serviced regularly and you understand how to operate the system, including the thermostat. Failure to do so may result in you receiving unexpectedly high bills.

Security & Caretaking

SCMC are responsible for all security at Sandown Court.

SCMC run an on-site security and an on-call caretaker system. CCTV monitoring is operational 24/7.

On-site security: Monday to Friday from 8 am to 8 pm.
The security office is located in Block 1 of the ground floor and staffed by Mr. Kevin Hindle. Tel: 07851 053829 

On-call caretakers: All other times (including weekends).
The caretakers cover EMERGENCY CALLS ONLY on the security telephone (07851 053829)

Caretaking duties include:

  • Responding to elevator breakdowns
  • Locating water leaks
  • Checking bins and rubbish chutes

Please note caretakers DO NOT have access to apartments

Entrance & Exit Points

Fobs / keys will be required for all entrance and exit points throughout Sandown Court.

All fobs and keys remain the property of SCMC. They must not be passed on to anyone else. All fobs and keys should be returned to SCMC when vacating the property.

    Parking

    Parking is limited and SMC cannot guarantee space.

    • There is no visitor parking on the podium
    • The space there is for contractors and deliveries
    • Parking is available on the NCP car parks (2 mins walk away)
    • Accessible car parking is available on the podium

    Only registered residents at Sandown Court are eligible for a parking space.
    A waiting list, posted on the residents’ noticeboard, is updated regularly.

    You will not be allocated a parking space if you have arrears at Sandown Court.

    On allocation of a parking space, you must pay the rental fee in advance. If payment is not received within 7 days of the due date, a £5.00 administration charge will be applied. Failure to pay will result in the automatic loss of the parking space.

    All gates requiring keys/codes must be locked on entrance/exit. Failure to do so may result in parking privileges being withdrawn.
    Problems with entrance/exit gates should be reported immediately to 07851 053829.

    Lost or broken keys/fobs will be replaced but the original deposit will be lost. A new deposit is required for replacement items.

    All keys and fobs must be returned at the end of your tenancy.

    By applying for a parking space, you are agreeing to these conditions.

      Given its vertical structure, Sandown Court can be thought of as a set of streets in the sky, with apartments connected by hallways and stairways, each floor a small neighbourhood. We ask that you view your life here in this way and act appropriately to foster good relationships with those people who occupy your immediate neighbourhood and the many other streets of Sandown Court. This is your community so please treat Sandown Court and its occupants with the respect and the friendship that everyone deserves.

      Smoking

      A strict no smoking policy is in place throughout Sandown Court and its grounds. This includes all communal areas inside and out — corridors, stairwells, lifts, chute areas, garages, car parks, and reception spaces. Signage is clearly displayed and must be followed.

      If your landlord or letting agent allows smoking inside your apartment, please dispose of cigarette butts safely. Never throw them out of windows — it’s a serious fire hazard and deeply inconsiderate.

      Drugs Policy

      Sandown Court operates a zero-tolerance policy on illegal drug use. This applies both inside apartments and in communal areas. All incidents will be reported to your landlord and the appropriate authorities, and may result in eviction.

      Bicycles, Electric Bicycles, Scooters

      These vehicles are not permitted anywhere inside the building, including all communal areas and apartments. Safe garaging can be arranged by contacting Security.

      Dogs

      No dogs (other than registered guide or support dogs) are permitted in the building. This is a condition of the head lease and applies to all owners and tenants.

      Windows

      • Keep windows clean and free from clutter
      • Fit proper curtains or blinds — no blankets, flags or sheets
      • Do not hang laundry where it’s visible from outside

      General Housekeeping

      Keep communal areas clean and tidy. Report any damage to Security as soon as possible.

      Noise

      Please be mindful of your neighbours. Loud music, shouting, running, and banging can travel easily through walls and floors.

      Let your neighbours know in advance if you’re hosting a gathering. Under the lease, no music should be audible from your apartment after 11:00pm or before 9:00am.

      Rubbish & Waste

      • Only small bagged waste (e.g., carrier bags) should go down the rubbish chutes
      • Large bags or items must go into the big bins on the basement ramp, near the podium gates
      • Use recycling bins for clean recyclable materials

      Unwanted Items

      • Do not leave items in communal areas
      • Use the Buy/Sell/Swap WhatsApp group to offer things to neighbours
      • Charity shops nearby will often accept donations or arrange collection
      • Do not leave unwanted food in communal areas — it’s a health risk
      • For large items, visit the Preston Council bulky waste collection page. Arrange for collection on the day from Knowsley Road (near Sandown Court bin area)

      Children

      For their safety, children should not be left unattended in corridors, lifts or other communal areas.
